Our Process
Teton Reserve is one of Teton Valley's only paved developments, one of the areas' largest communities, and one of the few with public amenities. The community boasts affordable HOA dues, utilities and offers blazing fast internet speeds. We are very excited to announce a Design+Build program where you can select your plan, select your options, and then have your home built, all at a fixed price. Plus, the builder will guarantee that it will be built in as little as 8 months from the completion of your selections.
1. Choose A Homesite
Pick from a variety of available home sites in the Red Hawk section of Teton Reserve. The lot price is included,
but some lots do have a premium which would be added to the total price.
2. Choose A Home Plan
Select one of our 3 unique home designs that are crafted exclusively for Teton Reserve. These plans check all the boxes, including mudrooms, walk-in pantries, 2-car garages, and open-concept kitchen and living areas. The home designs range from 1,662 to 3,965 Sq. Ft., and can be built with a crawl space or optional basement.
3. Purchase Agreement
When you are ready to proceed with purchasing a home in Teton Reserve you will work with our Community Sales Manager to write a Purchase Agreement. The purchase agreement will outline all of the contract details between you and the home builder - Fieldstone Homes. The builder will prepare the agreement with the agreed-upon terms and you can either sign the agreement in-person or electronically via Docusign.
4. Choose Structural Options
After choosing the homesite and home design, you will your home's structural options including a basement, fireplace, covered rear patio, exterior material and colors, and more. Your decisions will be added to your Purchase Agreement.
5. Loan Application
Fieldstone Homes in Teton Reserve offers a unique process in building your new home. Instead of requiring you to obtain lot & construction financing, Fieldstone Homes only requires you to obtain a Mortgage Loan Preapproval at this point. The builder will pay all of the costs of construction during the process and you will only need to close once with a regular mortgage when the home is ready to move in. Fieldstone Homes has relationships with preferred lenders that can offer competitive mortgage programs in Idaho.
6. Construction Deposit
After you have signed your Purchase Agreement and have selected your structural options, the builder will request that you make a Construction Deposit. The Construction Deposit shows that you have a serious interest in building and purchasing the home. In Teton Reserve, the builder - Fieldstone Homes, requires you to prequalify with a mortgage lender but carries the cost of construction until the home in ready to move in. At that point, you will purchase the home with a regular mortgage just like you would an existing home.
In Teton Reserve, you don't have to obtain a construction loan, purchase your homesite lot, or make large deposits like you would if you were building with a one-off builder. Fieldstone Homes makes it easy for you to afford and makes the financing process easy for you to build your new home.
7. Home Customization Appointment - Design Center
After writing the Purchase Agreement and selecting the structural options for your home you will have the opportunity to select all of the interior options through our Design Center located in Draper, Utah. In our Design Center, you will be able to work with our professional design team as you customize your home exactly the way you want it. If you have signed a Purchase Agreement we will provide a gas card, gift card for food and a 1-night hotel stay in Draper, Utah.
If you are unable to travel to Draper, Utah, to go through our Design Center is ok! We have you covered. We have digital catalogs of all the options you can select in your home and we will still have our professional design staff help you through the process.
Additional deposits may be required after your Design Center appointment.
8. Home Customization Appointment - Design Center

9. Pre-Construction
After your Design Center appointment, Fieldstone Homes takes all of your options and selections and puts them on the architectural plans to submit for a construction permit. Once the builder has obtained a permit construction can begin! You will have received a detailed timeline of the milestones of your home's construction and will have a pretty good idea of when the home will be complete.
10. Construction
During construction, the builder will coordinate with their trusted trade companies to build your new home. This process is completed with multiple points of inspection and is built with quality and comfort in mind. Your home is built to professional and local code standards and will include all of the structural and Design Center options that you selected.
11. Closing
This is it! After you sign the closing documents and finalize any closing costs and down payment, your loan will be funded by your mortgage company. Mission accomplished and congratulations on your new home! Your keys will be presented to you after closing by our Community Sales Manager and the home is yours.
12. Home Warranty
Once construction has ended, our commitment continues to ensure that you will enjoy your home for many years to come. Your first resource is to refer to the Fieldstone Homes Warranty Manual for detailed information about your home warranty coverage. Our Warranty Team, with over 60 years of combined experience in new home construction & warranty services, is dedicated to providing superior service for the follow-up care of your home.
